Final walkthrough checklist before closing

The final walkthrough is the buyer's last look before closing. It answers three questions: were the agreed repairs done, is everything that was supposed to stay still there, and is the house in the condition it was in when the offer was made.

The checklist

Six sections, in the order you'll walk the house.

Arrival: front of the home · electricity, water and gas on · keys, remotes and codes provided or arranged

Agreed repairs: each repair completed · receipts and warranties provided · a photo of each finished repair

Included items: the appliances in the contract are there · fixtures and window treatments in the contract are there · nothing that should stay is missing

Systems: heating and cooling · hot water · lights and outlets · faucets, toilets and drains with no leaks · appliances · garage door opener · smoke and carbon monoxide detectors

Condition: no new damage since the inspection · no move-out damage to walls or floors · the seller's belongings and trash removed · no signs of leaks or pests · the yard and exterior as expected

Sign-off: ready to close · issues to resolve before closing · buyer present

Bring the paperwork

Have the purchase contract and the repair agreement with you, or on your phone. The walkthrough checks the house against those two documents, not against memory: what was agreed to be fixed, and what was agreed to stay.

Run everything

Turn on every faucet and check under the sinks, flush the toilets, run the dishwasher and the washer if they stay, switch the heat and the air conditioning on, test the garage door, press the test button on the smoke and CO detectors. Moving out is when things get damaged and systems get switched off.

Photograph what you find

Take a photo of each agreed repair, finished, and of anything wrong: new damage, a missing appliance, something left behind. Photos with the date and time are what the agents will work from if something has to be resolved before or after closing.

If something isn't right

Write it down specifically and tell the agents right away, before signing anything. Depending on the contract, the options usually include a repair before closing, a credit, or money held back until the issue is fixed. The contract and the agents decide; the checklist just makes sure nothing is missed.

After closing

A short second walkthrough at possession catches what the final one couldn't: keys and remotes that don't work, items left behind or missing, and systems that fail in the first days. FieldPix has a built-in Post-Closing Walkthrough checklist for this too.

Doing it in FieldPix

This checklist is built into FieldPix as Realtor: Pre-Closing Walkthrough, with a post-closing version for move-in day. Load it on the property in one tap, answer yes or no, and take photos as you go; every photo carries the time, date and location. One tap turns it into a PDF to send to the buyer and the other agent.
